Mold Remediation Warranties: What to Expect

Read what triggers a claim, not just the length of coverage. A warranty tied to "the same identified cause recurring in the treated area" is specific and enforceable. A vague promise to "guarantee your mold is gone" is marketing language that is hard to hold anyone to, because mold from a new source in a different part of the house is not something any warranty reasonably covers.

It is also fair to ask what documentation you get: photos, moisture readings, and a written scope of what was done and why, so that if something does recur, there is a record of what was addressed the first time.

Should I be suspicious of a warranty that seems too generous?

A little skepticism is fair. A warranty is only as good as the company still being in business to honor it, so a newer company's warranty is worth less on paper than the same warranty from an established one, regardless of the number of years quoted.

Does a warranty replace the need to fix the moisture source myself?

No. Most warranties are explicitly conditioned on the homeowner addressing anything outside the contractor's scope, such as regrading a yard or fixing a roof, within a reasonable window.
