How Mold Remediation Works
Professional mold remediation follows six stages: inspection and classification, containment, removal of contaminated material, cleaning of remaining surfaces, drying the area, and a final verification before the job is considered closed. Skipping containment or drying is why mold comes back after a DIY cleanup.
This is the general procedure described in the ANSI/IICRC S520 standard, the industry reference for professional mold remediation. It exists because mold that's simply wiped off a visible surface, without addressing the moisture source or containing the disturbed spores, reliably comes back.
1. Inspection and classification
Before any work plan is written, the affected area gets classified into one of three conditions: Condition 1 (a normal indoor fungal ecology, no concern), Condition 2 (settled spores or light growth, usually carried in from elsewhere), or Condition 3 (actual visible growth on a surface). This determines the scope of containment and PPE the job actually needs — a small Condition 2 area behind a leaking dishwasher does not need the same containment as a Condition 3 basement wall.
2. Containment
Physical barriers (typically 6-mil poly sheeting) and negative air pressure isolate the work area from the rest of the building. This step is what actually protects the rest of the home — disturbing mold-contaminated material without containment is how a problem in one closet becomes an HVAC-wide problem.
3. Removal
Porous material that's absorbed mold — drywall, insulation, carpet padding, some wood — generally cannot be fully cleaned and gets removed and disposed of. Non-porous material (tile, some framing, hard plastics) can usually be cleaned and kept.
4. Cleaning
Remaining surfaces are HEPA-vacuumed to capture spores, then treated with an antimicrobial. HEPA filtration is specifically what's used here because standard vacuums recirculate the smallest, most easily inhaled spores back into the air instead of capturing them.
5. Drying
The area is brought down to a moisture level that won't support new growth before containment comes down. This is the step that gets skipped most often in DIY attempts, and it's why mold reappears a few weeks after a surface-level cleanup.
6. Verification
A final check confirms the work meets the plan before the job is closed out. For a larger or health-sensitive job, this can include a third-party post-remediation clearance test from an independent indoor environmental professional, not the remediation contractor itself — worth asking about if anyone in the home has respiratory sensitivities.
